Simple things you can do to improve the appearance of a property....

  1. Put clothes and papers away, leaving counter space free of odds and ends

  2. If you have pets, please take them with you or provide a safe, secure area for them to stay during the showing.

  3. Think about safety!  To make sure that visitors are not injured look around your home to find any potential hazards.  If showing in the winter, make sure decking and entrances are treated.

  4. Clean up attics and basements so potential buyers see how much storage space is available.  This goes for closets too.

  5. You want the prospective buyer to picture themselves living in your home, make each room inviting and clutter free.  Consider putting some furniture away to make the rooms look bigger.

  6. If showing your property in the day, open as many blinds and curtains as possible to allow as much light in as possible.  In the evening, turn on all the lights inside and outside, this will give more of a welcome feeling.

  7. A smell of something baking is an old but tried and true method to make the buyer feel more at home.  A scented candle or pot pourri is also helpful.  Don't over do it though!

  8. If you are working with a Realtor, allow them to show your property.  The buyer is more likely to take a better look at the home as they won't feel like they are intruding or being rushed if you are not there.

  9. Don't forget about the outside of the house.  Tidy up landscaping by making sure leaves are raked up and flower beds are free of weeds.  Remember, the first impression of your home is from the outside so you want to make it as appealing as possible.
